Clean, sand, seal, and protect the pavers before Florida weather works them loose.

A paver sealing estimate is not just a pressure-washing price. We check joint sand, old sealer, moisture, drainage, weeds, color fade, and traffic wear before recommending the right path.

  • Written 2- or 3-year failed-sealer warranty where applicable
  • Joint sand, drainage, porosity, and old sealer reviewed on site

Paver sealing is not a one-product job. We start by checking the paver material, age, exposed aggregate, porosity, existing sealer, joint condition and drainage. We splash water on the surface and watch how the color changes and how quickly it absorbs. That tells us whether the pavers are still protected, ready for maintenance, or need restoration before another coat goes down.

The sand and sealer plan depends on the surface. On a standard concrete paver project, we remove loose or contaminated joint material and install ASTM C144 joint sand in the color selected for the project. Polymeric sand is a separate option for unusually wide joints or sand-only scopes where it makes sense. For sealing, we match the product and coat system to the paver type, porosity, old coating and finish the homeowner wants. That may be a penetrating system, flood coats, a top coat, or a stone-specific product. We do not force one sealer onto every surface.

Drainage is part of the warranty conversation. Standing water can break down sealer and create recurring moisture problems. We check low spots, drains and runoff before quoting. If a drain needs cleaning or an upgrade, we explain it before the sealing work starts.

We work on concrete pavers, brick pavers, flagstone, travertine and natural stone. Each material reacts differently. Natural stone and marble often need penetrating products rather than a heavy film-forming acrylic. Failed, cloudy or peeling sealer may need a full strip so the finished surface does not look patchy.

A well-built project is easier to maintain. Once the joints are stable and the pavers are protected, most visits are maintenance cleaning, with a topcoat refresh commonly considered around 18 to 24 months depending on exposure and finish. Qualifying sealing systems include a written 2- or 3-year failed-sealer warranty.

Our 5-Step Paver Sealing Process

1

Custom Surface Inspection

We identify the paver type, age, porosity, exposed aggregate, old sealer, joint condition and drainage before recommending a scope.

2

Cleaning and Coating Prep

We clean the surface and joints, treat stains and efflorescence, and strip failed sealer when the old coating would interfere with the new system.

3

Joint Sand Selection

We install ASTM C144 joint sand on standard paver projects and recommend polymeric sand only when the joint width or sand-only scope calls for it.

4

Surface-Specific Sealer System

The paver material, porosity, old coating and finish determine the product and coat plan, including flood coats, top coats or penetrating stone sealers.

5

Cure, Walkthrough and Warranty

We explain the product-specific cure window, walk the finished surface with you and provide the applicable written failed-sealer warranty.

Paver Types We Seal

Concrete Pavers, the most common in Florida. Product choice depends on porosity, exposed aggregate, old sealer, drainage and the finish you want.

Brick and Flagstone Pavers often need more joint and edge work before sealing. We test absorption and old coatings before choosing the system.

Travertine & Natural Stone usually need a penetrating product selected for the stone. Heavy film-forming coatings can trap moisture and create avoidable failures.

Cobblestone & Specialty Pavers are quoted after an on-site inspection. Send us photos or we will come take a look.

Why Florida Pavers Need Sealing More Than Anywhere Else

Florida sun, humidity, rain and salt exposure are hard on both the pavers and the joints. The right cleaning, sand and sealer system slows color loss, erosion and moisture-related coating problems. The recommendation depends on the surface in front of us, not a one-size-fits-all package.

Our 2- and 3-Year Failed-Sealer Warranties

Qualifying sealing systems include a written 2- or 3-year warranty against failed sealer. If our product fails under the warranty terms, we strip and redo the affected work. Drainage and standing water are reviewed before application because prolonged moisture can break down a coating.

"I was absolutely pleasantly surprised at the superb job they did in power washing our house, driveway and walkway and cleaning, re-grouting, and sealing our two paver patios and walkway! Darrell and Blake worked quickly and efficiently and did an excellent job. They were only able to apply one coat of sealer on the pavers but did arrive the next morning promptly to finish the sealing on the pavers. I would highly recommend Krystal Klean Exteriors to anyone looking to power wash their home and/or clean and seal their pavers. I will have them back again!"

Frequently Asked Questions

How long does paver sealing take?
Timing depends on square footage, cleaning needs, whether failed sealer must be stripped, drying conditions and the coating system. We explain the schedule and weather plan with the estimate.
How long does paver sealer last in Florida?
Many Florida projects are inspected for a topcoat refresh around 18 to 24 months, but exposure, drainage, traffic and product choice all affect timing. Qualifying systems include a written 2- or 3-year failed-sealer warranty.
What's the difference between a color-enhanced and natural finish?
A color-enhanced system gives the pavers a richer semi-wet or wet look. A natural penetrating system protects with less visible sheen. We match the product to the paver material, porosity and finish you want.
Do you replace the sand between my pavers?
We replace loose, low or contaminated joint material as the project requires. Standard projects typically use ASTM C144 joint sand. Polymeric sand is a separate option for unusually wide joints or sand-only scopes where it is the better fit.
Can you seal travertine or natural stone?
Yes, but we use a penetrating impregnating sealer on natural stone, never a film-forming topical sealer. Wrong product on stone traps moisture and causes spalling. We only use stone-appropriate, pH-neutral products.
Can you seal pavers that are already stained?
We pressure wash and spot-treat stains before sealing. Most stains come fully clean. Deep oil stains may need extra pre-treatment, we'll flag any concern before sealing.
Do I have to be home?
We'd prefer you be home for at least the walkthrough at the start and end, but we can complete the work in your absence. We'll photo-document everything and text you updates.
How much does paver sealing cost in Tampa Bay?
Most Tampa Bay paver sealing projects run $349 to $1,895. A standard two-car driveway usually lands in the $349 to $795 range, while larger pool decks, screened lanais and wraparound patios run higher. The biggest price drivers are square footage, joint condition, drainage, porosity, stripping needs, product choice and the number of coats.
What affects the price of a paver sealing job?
Five things move the number: total square footage across driveway, walkway, patio and pool deck; the condition of the joint sand (heavy washout means more re-sanding); whether a previous failed or peeling sealer needs stripping before we can reseal; the paver material (travertine and natural stone require a pricier penetrating sealer, never a topical film); and your finish (wet-look high-gloss vs. natural matte). We break every line item out on the estimate so there are no surprises.
Why do Tampa Bay homeowners trust Krystal Klean for paver sealing?
Our crews have completed more than 3,700 paver projects in the past five years. Krystal Klean is led by a Trident Master Certified technician who trains other contractors, and qualifying systems include a written 2- or 3-year failed-sealer warranty.
Is sealing pavers really worth it in Florida?
In Florida's UV, humidity, afternoon rain and salt exposure, unprotected pavers can fade, stain and lose joint material. A correctly selected sand and sealer system helps stabilize the joints, slow color loss and make maintenance easier. The inspection tells us whether sealing, a maintenance coat or full restoration is the right next step.
