Why boards and managers call us

What would it take for the next bid to be easy to approve?

How does a commercial or HOA project actually run?

  1. Send the basics. Address, community map, priority list and photos of the worst areas. We'll call or text with the next step: a photo-based budget range or an on-site walk.
  2. Site walk and surface review. Paint, roofs, concrete, pavers and pool areas are evaluated separately.
  3. Written proposal. Areas, methods, water plan, scheduling assumptions and exclusions, plus separately priced paver or stain work.
  4. Scheduled around residents and tenants. Zones planned around gates, parking, pool hours, trash days, deliveries and walkways.
  5. Clear responsibilities. Who handles resident notices, vehicle moves, gates and temporary closures is in writing before work begins.
  6. Completion review. We walk the finished scope, note any staining that can't be removed, and recommend future service by zone.

One crew cleans about 1.5 miles of sidewalk a day. Three trucks, each with an 8 GPM machine, can do 5+ miles a day with a hydrant water source.

What do boards and managers usually ask first?

Can you handle an entire HOA community?

Yes. Three trucks, each running an 8 GPM machine (about 24 GPM combined). One crew cleans about 1.5 miles of sidewalk a day, and all three trucks together can do 5+ miles a day with a hydrant water source, the right equipment and trained crews. We divide larger communities into service zones and confirm the schedule after the site walk, based on surface condition, access, water and traffic.

Do you provide a certificate of insurance?

Yes. Krystal Klean Exterior is fully insured, and a current certificate is available on request.

How do you keep residents and tenants from being disrupted?

Work is divided into zones around gates, parking, pool hours, deliveries and walkways. The proposal spells out the notices and access needed before the first service day.

Where does the water come from?

An approved on-site source, authorized and permitted hydrant access where it applies, or transported water. The plan is written into the scope.

Will you pressure wash painted walls or roofs?

No. Painted surfaces, stucco and roofs get lower-pressure, chemistry-led methods. Sound concrete may get controlled surface cleaning.

Can several services go on one proposal so bids compare evenly?

Yes. Roof cleaning, building washing, concrete cleaning and paver work can go on one proposal, and each service keeps its own method and exclusions.

How often should common areas be cleaned?

It depends on shade, irrigation, traffic and tree cover. We can recommend a one-time reset, a focused recurring plan, or periodic inspections by zone.

What areas do you serve?

Properties within 50 miles of Holiday, FL, across Pasco, Pinellas, Hillsborough, Hernando and Citrus counties. See all service areas.

What's it going to take to get the property looking right before the next board meeting?

Four fields. We'll get back to you with the next step.
