What's the difference between pressure washing and soft washing?
Pressure washing uses high-pressure water — great for concrete driveways. Soft washing uses low pressure plus biodegradable cleaning agents — required for roofs, siding and screens. Using high pressure on the wrong surface causes damage. We use the right method for every surface.
How often should I pressure wash my home in Tampa Bay?
Tampa Bay's humidity encourages mold and mildew growth fast. We recommend a house wash at least once per year. Coastal homes and homes surrounded by trees often need twice-yearly service.
Is pressure washing safe for my plants and landscaping?
Yes — when done correctly. We pre-soak landscaping with water, use only biodegradable, plant-safe detergents, and rinse thoroughly. Plant damage is virtually unheard of when pressure washing is handled by trained professionals.
How long does a typical pressure washing service take?
A standard 2,000 sqft home takes 2–4 hours for a house wash. Driveway adds 30–60 minutes. Full-property cleans (house + roof + driveway + gutters) typically 4–6 hours.
Will pressure washing damage my paint or siding?
Not with soft washing — which is what we use on siding. High-pressure on vinyl or painted surfaces can cause damage. Our soft-wash low-pressure system plus biodegradable detergents is safe for every siding type.
Do I need to be home?
We prefer you be home for the initial walkthrough, but we can complete most jobs in your absence. We text photo updates throughout and send a full photo report on completion.
Are you insured?

How long does paver sealing take?
A standard 2-car driveway is typically a 4–6 hour clean-and-seal process, split across two days so pavers have time to fully dry before sealing. Larger projects like pool decks or patios are scheduled across 2–3 visits.

How long does paver sealer last in Florida?
In Florida's UV and humidity, a properly applied professional-grade sealer typically lasts 2 to 4 years. We offer a 2-year warranty on every paver sealing job.

What's the difference between wet-look and matte sealer?
Wet-look (or high-gloss) sealer sits on top of the paver and creates a rich, glossy, enhanced-color finish — think of how pavers look right after a rain. Natural matte sealer soaks in and protects without changing the paver's appearance. We'll show you samples before you decide.

Do you replace the sand between my pavers?
Yes — fresh polymeric sand is included in every paver sealing job. Old sand washes out over time, letting weeds grow and pavers shift. Fresh polymeric sand locks joints and blocks weed growth.

Can you seal travertine or natural stone?
Yes, but we use a penetrating impregnating sealer on natural stone — never a film-forming topical sealer. Wrong product on stone traps moisture and causes spalling. We only use stone-appropriate, pH-neutral products.

Can you seal pavers that are already stained?
We pressure wash and spot-treat stains before sealing. Most stains come fully clean. Deep oil stains may need extra pre-treatment — we'll flag any concern before sealing.

Do I have to be home?
We'd prefer you be home for at least the walkthrough at the start and end, but we can complete the work in your absence. We'll photo-document everything and text you updates.

Can white or milky paver sealer be fixed?
Usually yes. White or milky sealer is often moisture trapped under a topical coating, over-application, or incompatible sealer. We inspect first, then recommend a partial strip, full strip, or restoration clean depending on the failure.

Do all failed pavers need a full strip?
No. Some jobs need a full strip, but others only need targeted stripping, deep cleaning, stain treatment, re-sanding, or a maintenance reseal. We quote the least invasive fix that will actually hold up.

How long does paver stripping take?
Most restoration projects take multiple visits because stripping, cleaning, drying, sanding, and sealing cannot be rushed in Florida humidity. Small driveways may take 2-3 visits; larger pool decks or failed coatings can take longer.

Can you restore travertine pavers?
Yes, but travertine and natural stone need a different approach than concrete pavers. We use stone-appropriate cleaning and penetrating sealers, never a film-forming topical coating that traps moisture.

Do pavers need to be re-sanded before sealing?
Usually yes. If the joints are low, loose, full of weeds, or washing out, fresh polymeric sand should go in before sealing. Sealer over empty joints does not fix shifting pavers.

What is polymeric sand?
Polymeric sand is joint sand mixed with binding additives. After it is installed and activated with water, it hardens in the joints to help reduce weeds, ants, washout, and paver movement.

Can you clean pavers without sealing them?
Yes. Some customers only need cleaning and re-sanding. We will recommend sealing when it makes sense, but we do not force it if the surface does not need it yet.

How long do results last?
A professional soft wash typically keeps your roof streak-free for 3 to 5 years. We offer a 2-year spot-clean warranty on shingle roofs.

Can tile roofs be cleaned?
Yes — tile roofs are always soft washed, never pressure washed. High pressure cracks tiles and dislodges mortar. Our low-pressure algaecide treatment is safe and effective on tile.

Will pressure washing damage my concrete?
Not when done correctly. Our technicians use commercial-grade surface cleaners designed for concrete and adjust pressure to the surface — we never etch or pit your driveway.

How often should I pressure wash my driveway?
Annually is ideal. Driveways under trees, near pools or with heavy vehicle traffic often need it twice a year.

What's gutter brightening?
The dark vertical streaks on white gutters (tiger striping) are oxidation and road grime baked in by UV. We apply a specialty brightening chemical that strips the oxidation and restores the white finish.

Can you get oil stains out of concrete?
Usually yes. We pre-treat oil stains with an industrial degreaser, then pressure wash. Deep, old stains may need multiple passes but come out in 90%+ of cases.
