If you are trying to budget for paver sealing near Holiday, the honest answer is that square footage alone does not tell us enough. Two driveways of the same size can be completely different jobs when one is ready for maintenance and the other has cloudy sealer, low joints, loose pavers or water sitting in the wrong place.
Why we do not post a flat paver-sealing price
A low online price usually assumes clean, stable pavers with no failed coating, no repairs and easy access. That is useful only when your property actually matches the assumption. We would rather look at the surface and give you a written scope than publish a teaser number that changes after we arrive.
Routine maintenance cleaning is normally the smaller visit. Its scope still changes with the size of the property, stains, access and drainage. Cleaning and sealing cost more because the joints, preparation, product, coat plan and cure window all become part of the job. Failed-sealer restoration is a different category again because the old coating may have to come off first.
What changes the written estimate
- Measured area. We measure the driveway, walkway, patio and pool deck instead of guessing from one wide photo.
- Joint condition. Low, mixed, contaminated or washed-out joints change how much old material must come out and how much new joint sand goes back.
- Old sealer. A stable surface may be ready for maintenance. White haze, peeling, trapped moisture or uneven buildup can turn it into a failed-sealer restoration.
- Movement and repairs. Sealer cannot fix a soft base, rocking pavers or a failed edge. Those problems have to be corrected or clearly excluded.
- Drainage. Standing water, clogged deck drains and irrigation overspray can damage a coating and may need attention before sealing.
- Paver and finish. Concrete pavers, brick, travertine and natural stone do not all receive the same product. Pool decks also need a different traction conversation than vehicle driveways.
Sand, coat count and warranty should be in writing
The written scope should identify the joint material selected for the paver type, measured joint width and current manufacturer guidance. Polymeric material is considered only when the paver and product are compatible, the measured joints are at least 1/2 inch wide and the manufacturer permits that application.
The proposal also states the actual coat plan. Two-coat paver sealing systems include a written two-year failed-sealer warranty; any other coverage, covered surface, maintenance requirements and exclusions belong in that same written scope.
What to send for a useful first review
Send one wide photo of every paver area, a close view of the joints and a close-up of the worst problem. White haze, peeling, weeds, low spots and standing-water marks are especially useful. Include the property address and best callback number. We can often tell from those photos whether the next step looks like routine cleaning, re-sanding, sealing or an on-site restoration inspection.
