Paver sealing is not a one-product job. We start by checking the paver material, age, exposed aggregate, porosity, existing sealer, joint condition and drainage. We splash water on the surface and watch how the color changes and how quickly it absorbs. That tells us whether the pavers are still protected, ready for maintenance, or need restoration before another coat goes down.
The sand and sealer plan depends on the surface. On a standard interlocking concrete paver project, we remove loose or contaminated joint material and install joint material selected for the paver type, measured joint width and written manufacturer guidance in the color selected for the project. We consider a compatible polymeric product only when the measured joints are at least 1/2 inch wide, the paver type is compatible and the manufacturer's current instructions permit that application. For sealing, we match the product and coat system to the paver type, porosity, old coating and finish the homeowner wants. That may be a film-forming system, a penetrating sealer or a stone-specific product. We do not force one sealer onto every surface.
Drainage is part of the warranty conversation. Standing water can break down sealer and create recurring moisture problems. We check low spots, drains and runoff before quoting. If a drain needs cleaning or an upgrade, we explain it before the sealing work starts.
We work on concrete pavers, brick pavers, flagstone, travertine and natural stone. Each material reacts differently. Natural stone and marble often need penetrating products rather than a heavy film-forming acrylic. Failed, cloudy or peeling sealer may need a full strip so the finished surface does not look patchy.
A well-built project is easier to maintain. Once the joints are stable and the pavers are protected, we judge maintenance by wear, water absorption, traffic, drainage and exposure instead of a fixed calendar. The written failed-sealer warranty for a two-coat paver sealing system includes two years of coverage.
